If the roof was going to be an issue, I was going to negotiate and have the seller pay towards a roof replacement. State Farm reiterated that the roof wasn’t going to be an issue and therefore I didn’t negotiate for the seller to put money towards a new one.
A month and a half into home ownership, I get a cancellation notice from State Farm. The roof is considered “obsolete” and therefore will be cancelling my policy. Now, I don’t have any options to get the seller to pay for a new roof and I’m stuck having to replace the entirety out of my own pocket.
I’m unable to go to Citizens (home is valued above 700k) or another provider because its hurricane season and underwriters don’t want to touch a house with a 15-16 year old roof despite the inspection stating it has 9-10 years of life left.
I am beyond frustrated with State Farm. They lied to me. They have cost me 25-30k towards a new roof. If they were upfront about not insuring me, I probably would have not bought the home I bought unless the seller was wiling to put money towards the roof.
Why would they approve me for insurance only to cancel me within 60 days? It doesn’t make sense. The big kicker, the home has been insured by State Farm since 2021. I pretty much took ownership of the existing policy. You can’t tell me that they don’t do annual or quarterly reviews on policies. If they were going to cancel, it should have been done within the past couple of years.
I would stay far away from this company. I don’t trust them. If you have a home with a roof over 15 years, good luck on finding insurance. I wouldn’t buy a house with an older roof in FL with the way these Insurance companies are forcing replacements or not providing coverage at all.
State Farm itself is decent when dealing with accidents. That’s my extra star.
